The Pennant, Tribute Portfolio Hotel

Developer Grayson Capital and the Negro Leagues Baseball Museum have unveiled The Pennant, a 132-room Tribute Portfolio hotel with Reggie Jackson as an equity partner, set to become Kansas City's first majority Black-owned hotel since the historic Street Hotel. The project is folded into a $35 million museum campus expansion in the 18th & Vine District, but construction has not been confirmed to have started and no opening date has been set.

The place

The Pennant sits in Kansas City's 18th & Vine District, the historic jazz and baseball quarter where Andrew "Rube" Foster founded the Negro National League at the Paseo YMCA in 1920. The hotel anchors a $35 million campus expansion of the Negro Leagues Baseball Museum on that same YMCA site, alongside a new 30,000-square-foot museum building and a parking garage, as part of the city's broader "Revive the Vine" redevelopment of the district.

The concept

A ground-up build developed by Kansas City-based Grayson Capital, led by CEO Michael Collins, in partnership with the Negro Leagues Baseball Museum. Baseball Hall of Famer Reggie Jackson has joined the project as an equity partner and cultural ambassador — a role local coverage described as personal to him given the Negro Leagues' history. The hotel's name references the Kansas City Monarchs' first league pennant, and its interiors are planned to draw on Negro Leagues visual history throughout guest spaces.

Dining & wellness

Grayson Capital has announced an upscale restaurant called Reuben and Ella's, honoring the original proprietors of the Street Hotel, with a menu described as elevated Southern cuisine and inventive takes on ballpark classics. A rooftop bar with downtown Kansas City views has also been announced. No spa, pool, or additional F&B outlets have been disclosed.
