One Forty West

One Forty West is a proposed 27-story, 300-room hotel tower for the corner of 2nd and West Market streets in downtown Louisville, on the site of the former EMW Women's Surgical Center. Developer Zyyo is targeting a 2026 groundbreaking and 2028 opening for the $175 million project; no hotel brand or operator has been named yet.

The concept

Zyyo, led by CEO Nick Campisano, is planning a $175 million, 27-story tower it calls One Forty West, its largest downtown project since the pandemic; design and feasibility work began more than two years before the plan became public. The hotel component is described as upscale, with no operator or brand named yet, alongside meeting and ballroom space on the second floor. Several approval and financing steps remain before construction can start, and the developer has targeted a 2026 groundbreaking for a 2028 opening.

Dining & wellness

Plans call for a roughly 7,500-square-foot restaurant on the ground floor and a 6,000-square-foot rooftop bar and pool.
