The place
The corner of 2nd and West Market streets in downtown Louisville, on the former site of the EMW Women's Surgical Center, which New York-based developer Zyyo acquired in 2024.
The concept
Zyyo, led by CEO Nick Campisano, is planning a $175 million, 27-story tower it calls One Forty West, its largest downtown project since the pandemic; design and feasibility work began more than two years before the plan became public. The hotel component is described as upscale, with no operator or brand named yet, alongside meeting and ballroom space on the second floor. Several approval and financing steps remain before construction can start, and the developer has targeted a 2026 groundbreaking for a 2028 opening.
Dining & wellness
Plans call for a roughly 7,500-square-foot restaurant on the ground floor and a 6,000-square-foot rooftop bar and pool.
