The concept

Hotel101 Global Holdings — the hotel arm of Philippine conglomerate DoubleDragon Corporation, Nasdaq-listed under the ticker HBNB — signed definitive binding agreements in January 2026 to develop a 766-room tower at 540 Flinders Lane, which the company says would make it Melbourne's largest hotel by room count. It would be Hotel101 Global's first Australian property, following a similar deal for a 429-key hotel in San Donato Milanese, Milan, announced in December 2025, and joins Hotel101 Valdebebas in Madrid as another market for the brand's franchised "condotel" format. Under that model, individual rooms are sold off as condominium-style units to private investors during construction — the company estimates roughly A$323.6 million in sales revenue once the Melbourne building is fully sold — while Hotel101 Global operates the finished tower as a single standardised hotel, pooling the units into one 24/7-staffed property rather than leaving owners to manage or let their unit independently. The project still needs federal, state and local planning approvals before construction can proceed toward a targeted 2029 opening.

Dining & wellness

NC — no restaurant or bar has been confirmed this far ahead of opening. The company has said the tower will include a conference centre and meeting spaces alongside standard hotel amenities, but has not detailed food-and-beverage plans.
