The place

The concept
Developer Nick Bulum's Syzygy filed an AUD 37 million development application in 2024 for a hotel and spa on part of the Elder Street site, designed by Turco and Associates around "the experience and sense of discovery that resembles the spatial characteristics of a natural canyon or gorge." The scheme comprises multiple connected buildings with earthy-toned, articulated facades and curved balconies around a landscaped internal courtyard, housing 72 hotel units, 33 serviced apartments, a shop, indoor and outdoor recreation space and a two-level basement for car and bicycle parking. The proposal drew public objections during an April 2026 comment period, and Syzygy has since revised the plans to reduce the scheme's bulk and scale and rework the facades. Construction is targeted for 2027, subject to development approval; no operator has been named.
Dining & wellness
Plans describe a pool, gym, day spa and wellness space as part of an integrated health-and-lifestyle precinct; no restaurant or bar concept has been detailed.
