Midas Hospitality is putting $81 million into converting the historic Edison Brothers Building in downtown St. Louis into the 284-room Sheraton St. Louis Downtown, set to reopen in fall 2027. The project restores the building's landmark 1984 trompe l'oeil mural alongside a full renovation of the guest rooms and meeting space.

The place
The hotel occupies part of the nearly 950,000-square-foot Edison Brothers Building at 400 S. 14th Street in downtown St. Louis, one block from Enterprise Center, in a structure listed on the National Register of Historic Places.
The concept
Midas Hospitality's $81 million repositioning converts a building first built in the late 1920s as a J.C. Penney distribution center, later home to shoe manufacturer Edison Brothers and, for the past two decades, a mixed hotel-and-condominium property, into a 284-room Sheraton. Central to the project is the restoration — by original artist Richard Haas — of the building's 1984 trompe l'oeil mural depicting the 1904 St. Louis World's Fair across three of its facades.
Dining & wellness
The hotel will include expansive meeting and event space on the top floor and a rooftop outdoor deck for guests and event attendees; specific restaurant and bar concepts have not yet been announced.
