The concept Designed by Hart Howerton, the new-build property draws its architectural cues directly from the town's first hotel, which stood on this site in 1889, reinterpreted through Old Naples cottage-style forms: dormered rooflines, lofted wood ceilings, vintage patterns in soft whites and blues. It positions itself as a boutique, history-referencing alternative to Naples' resort-scale beachfront hotels.
Dining & wellness Annie's Bistro, Bar & Bakery shifts from espresso and pastries by morning to an American dinner menu by night beneath a gilded ceiling and large-scale murals, complemented by a rooftop pool with shaded cabanas, a full-service spa and fitness center, plus complimentary bicycles and beach shuttle service.
Our take Rebuilding, rather than renovating, to resurrect a hotel that vanished a century ago is an unusually direct piece of place-making, and the Third Street South location does the rest of the work. The rooftop pool and Annie's all-day format give it a reason to draw locals, not just overnight guests.

I've been to the Old Naples Hotel several times now for coffee, lunch, and most recently for a meeting in the lobby.
The hotel has a beautiful, elegant atmosphere, and everyone has always been welcoming and professional. I especially want to recognize Estha from the Bistro & Coffee Shop. She gave us great recommendations and made us feel comfortable from the moment we arrived. Her warm, attentive service created a relaxed atmosphere that made our meeting even more enjoyable.
Since then, I've enjoyed coming back for coffee breaks and meetings. It's a great place with a calm atmosphere, excellent coffee, and consistently outstanding service. Looking forward to my next visit!
Absolutely amazing new property!
The hotel has just opened, and we booked it almost blindly because we have had a couple of great experiences with this hotel group. It turned out to be one of the best decisions we have made ☺️
We stayed for two nights, and I wouldn’t be exaggerating if I said it was one of the nicest hotels we have stayed at in a long time. The design is Floridian and luxurious, the rooms are spacious yet incredibly cozy, and the artwork throughout the property adds so much character, every small detail plays its role! I could see the love to details here. The overall vibe easily rivals hotels like the Ritz or Raffles.
The service was outstanding. From the valet staff to the managers, everyone was friendly, attentive, and seemed excited to be there. That level of hospitality really made a difference for us.
The location is perfect, just one block from the beach and downtown. It takes only about 10 minutes by bike to reach 5th.
We also loved the complimentary refreshment station with cookies and snacks. Unfortunately, we didn’t get a chance to try the pool this time, but we’ll definitely do that on our next visit. We also spent one evening at the hotel bar, and both the wine selection and the staff were fantastic.
To sum up, we truly enjoyed our stay and will definitely be back and recommend this place to our friends.
LOVE THIS HOTEL SO MUCH! Impeccable design, there are so many extra touches that make this hotel so special. The rooms are gorgeous, staff is friendly and very attentive, food is amazing.
We had our 15 month old and he loved it! The pool is great and the beach is right there. They have a shuttle service to the beach and to 5th Ave.
We had breakfast and dinner at Annie’s and loved it.
We will be back!
What an incredible addition to downtown Old Naples 3rd Street area. Enjoyed a post dinner nightcap with friends in Annie's lobby bar and restaurant. The atmosphere is lovely and exquisitely comfortable and spacious. Being brand new it is spotless and all the servers could not have been more welcoming. Just a charming spot to mingle with friends and guests and a pretty lively bar. Took a quick tour of the back courtyard and roof top pool and nothing quite compares to the design and layout. The location is 2 blocks from the best beaches in Naples and a hop, skip and jump to a wide selection of restaurants on 3rd. But once you check in, you may not want to leave here. Also, St Ann's church is a short stroll down 3rd. High praise is extended to Christopher Bruun - AGM, and his entire staff from valet team, front reception desk, and servers, for making our impromptu visit to Olde Naples Hotel so enjoyable and memorable, we will surely be back soon. 👏
Absolutely incredible stay from start to finish. One of the best boutique hotel experiences we’ve had. The hotel itself is stunning with so much style and attention to detail throughout. The food was outstanding every single time, and the service was next level across the board. Everyone went above and beyond, from the valet team, hotel staff, waitresses, and bar staff, genuinely some of the friendliest and most attentive people we’ve come across.
The pool area was amazing and the location is almost impossible to beat. The shuttle service to the beach was such a convenient touch and made the whole experience even more relaxing.
Couldn’t recommend this place enough and we will definitely be returning.
