The Carnelian Hotel, a 70-suite luxury hotel from the family behind Naples' Inn on Fifth, is under construction in a North Naples building it shares with a private club — but its hotel rooms remain open to public booking, separate from the club's members-only floors. Completion is targeted for late 2027.

The place

5400 Trail Blvd. in North Naples, across US 41 from the Waterside Shops — the former site of the Bowland Beacon bowling alley, razed in late 2024.

The concept

Developed by Phil McCabe and his sons Joseph and Philip, the family behind Naples' longstanding Inn on Fifth, the six-story building pairs a 70-suite hotel occupying the third through fifth floors with Sterling's, a members-only club taking the sixth floor, a wellness center and the rooftop level. The two run as distinct businesses under one roof: hotel guests can book directly without a club membership, though they're excluded from Sterling's members-only sixth floor. Groundbreaking took place January 28, 2026, with DeAngelis Diamond as general contractor and Ithaka Hospitality Partners providing hospitality support.

Dining & wellness

A ground-floor restaurant open to the public anchors the hotel's food and beverage program, with the operator not yet named; club members get separate access to Sterling's own venues, including a Mediterranean rooftop restaurant and a members-only speakeasy, sushi bar and jazz club.
