NOCTIS by Kamana

NOCTIS by Kamana is a NZ$130m, 37-key ultra-luxury villa resort under construction on the Lake Wakatipu shoreline, five minutes from central Queenstown. Built by Coherent Hotel Ltd, the team behind neighbouring Kamana Lakehouse, it centres on ten villas — from three-bedroom suites to a 1,200 sqm, ten-bedroom presidential penthouse — wrapped in a night-sky design concept. Opening is scheduled for late 2027.

The place

On an elevated 1.2-hectare site along the Lake Wakatipu shoreline, five minutes from Queenstown's CBD and adjacent to the existing Kamana Lakehouse, with uninterrupted views of the lake and surrounding mountains.

The concept

A NZ$130m ground-up resort from Coherent Hotel Ltd, the company behind Kamana Lakehouse, designed by Hallion Architects, Y-6 Design and 3Eyes Construction Group around a night-sky theme (Noctis is Latin for 'of the night'). Ten villas totalling 37 bedrooms range from 289 sqm three-bedroom junior suites to a 1,200 sqm ten-bedroom presidential penthouse, with private pools, home theatres and wine-tasting cellars in the larger residences. The resort will operate independently from Kamana Lakehouse once open.

Dining & wellness

An intimate designer restaurant showcasing local cuisine, alongside a day spa, wellness facilities and a yoga studio; the larger villas add private chef service, saunas and massage rooms. An infinity pool with lake and mountain views and conference facilities for up to 120 guests complete the offering.
