Merchants Building Hotel

Method Development is converting the long-vacant Merchants Building, an eight-story terra-cotta tower on Broadway Street, into a roughly 135-room boutique hotel with dining, event space and a rooftop restaurant. The $44 million project has cleared its historic-preservation approvals and a 2024 building permit, but as of August 2026 carries no hotel brand and no confirmed opening date.

The place

The hotel occupies 206 E. Grand River Avenue at Broadway Street, in the theater district on the eastern edge of downtown Detroit, a short walk from Comerica Park, the Fox Theatre and Grand Circus Park. The corridor has drawn a wave of adaptive-reuse investment over the past decade, and the Merchants Building's position on a prominent Broadway corner makes it one of the more visible of these conversions, sitting among restaurants, small theaters and other renovated early-20th-century commercial buildings rather than the city's core financial blocks.

The concept

The Merchants Building is an eight-story, steel-framed structure faced in white terra cotta, erected in 1922 by developer John J. Barlum and listed on the National Register of Historic Places in 1983. It sat largely vacant for decades before Method Development acquired it in May 2022 for $5.9 million and began pursuing conversion to hospitality use. The Detroit Historic District Commission granted a Certificate of Appropriateness in May 2023, and the city issued an alteration permit in January 2024, formally clearing the way for interior work on the roughly $44 million redevelopment. Method has retained Kraemer Design Group, a firm specializing in historic adaptive reuse, to lead the architecture. The stated approach preserves the building's terra-cotta facade and steel-frame proportions while reconfiguring the floors for approximately 135 guest rooms (a development tracker maintained by Outlier Media has separately cited a 121-key count, so the final figure should be treated as provisional until the developer confirms it). As of mid-2026, no hotel brand, management company or operator has been publicly named, and Method Development has given no indication of when that will be decided.

Dining & wellness

The program calls for dining and event space within the building alongside a rooftop bar, positioned to take advantage of the tower's height relative to its low-rise neighbors on Broadway. In 2026, Method Development filed an additional application with the Historic District Commission to expand this component into a full rooftop restaurant rather than a bar alone, suggesting the food-and-beverage plan is still being refined this deep into the project. No chef, restaurant group or opening sequence has been announced.
