Fairmont Phoenix

Accor's Fairmont brand is building its first Phoenix hotel around the preserved shell of a 1930s hardware warehouse, folding 225 rooms and 34 suites into the base of a new 25-story downtown tower. Opening has slipped from an original 2025 target to early 2027, with 151 separately sold branded residences occupying the upper floors.

The place

Fairmont Phoenix rises at the southwest corner of First Avenue and Jackson Street, at the southern edge of downtown's Central Business District and inside the city's Warehouse Historic District. The site sits directly next to Footprint Center, two blocks from Chase Field and about four blocks from the Phoenix Convention Center, putting the hotel inside the compact core that carries the city's sports, conference and entertainment traffic.

The concept

The project builds a new 25-story tower around the shell of the Arizona Hardware Supply Company building, a four-story 1930s warehouse whose street walls are preserved under a city conservation easement — one of the more literal adaptive-reuse gestures among Phoenix's current wave of downtown towers. Guest rooms occupy the lower floors; 151 privately sold Fairmont-branded residences, in one- to three-bedroom and penthouse configurations, take floors 14 through 25 and are not part of hotel inventory. Accor signed the Fairmont flag onto the site in June 2022. Thunderbird Legacy Development is developer and general partner, in partnership with the nonprofit Arizona Opportunities Industrialization Center (Arizona OIC), which owns the underlying land. The project originally targeted an early-2025 opening; that date has since slipped to early 2027, with no revised date beyond that publicly confirmed as of mid-2026.

Dining & wellness

Plans call for four food-and-beverage venues — a full-service restaurant, a lobby bar, a rooftop pool bar and a café — none of which had a named operator or chef as of mid-2026. The hotel is also slated to include a spa and wellness center with five treatment rooms, a health club, a rooftop pool and terrace, an 18,000-square-foot Fairmont Gold lounge, and more than 23,000 square feet of meeting and event space aimed at Phoenix's convention business.
