AC Hotel Indianapolis, Circle Tower
Holladay Properties is converting Indianapolis's Art Deco Circle Tower, its stepped upper floors modeled on an Egyptian ziggurat, into a 175-room AC Hotel by Marriott.
Announced · Late 2027
Holladay Properties and Dora Hospitality plan to convert Indianapolis's landmark 1930 Circle Tower into a 175-room AC Hotel by Marriott, targeting a late 2027 opening. The roughly $40 million adaptive-reuse project keeps street-level retail while adding a rooftop bar on Monument Circle.

The place
The hotel occupies 55 Monument Circle, on Indianapolis's central roundabout facing the Soldiers and Sailors Monument, at the heart of the city's downtown office and retail core.
The concept
Circle Tower is a 14-storey Art Deco office building completed in 1929-1930, designed by local firm Rubush & Hunter with a ziggurat-like stepped profile and Egyptian-influenced ornament; it has been a contributing property to the Washington Street-Monument Circle Historic District on the National Register of Historic Places since 1997. South Bend-based Holladay Properties, which completed its purchase of the building in early 2026, is converting it in partnership with local operator Dora Hospitality into a 175-room AC Hotel by Marriott in a roughly $40 million project. Eleven of the tower's fourteen floors become hotel rooms, with three lower floors retained for street-level retail and existing office tenants able to stay on; the developers have applied for a ten-year property tax abatement and pledged an annual $50,000 contribution toward public-space activation on Monument Circle.
Dining & wellness
Plans call for an eleventh-floor lobby, an AC Lounge and AC Kitchen food-and-beverage space, meeting space, and a rooftop bar and terrace overlooking the Soldiers and Sailors Monument. None of this is open yet; the project remains in the pre-construction/approvals stage as of late September 2026.
