Tidal Real Estate Partners is building a second, entirely new hotel on Hillsborough Street in downtown Raleigh, on a site next to the circular tower it's separately converting into Hotel Indigo Raleigh. The 13-story, 180-room project, to be operated by Sage Hospitality Group, is planned with a ground-floor restaurant and bar and a sixth-floor pool, targeting a late-2026 opening under a brand name not yet announced.

The place

The hotel is under construction at 300 Hillsborough Street in downtown Raleigh, on a site immediately adjacent to 320 Hillsborough Street — the 19-story circular tower that the same developer, Tidal Real Estate Partners, is separately converting into Hotel Indigo Raleigh. The two are distinct hotel projects sharing a block, not the same building.

The concept

Tidal Real Estate Partners is building a new 13-story, roughly 162,000-square-foot hotel from the ground up, to be operated by Denver-based Sage Hospitality Group once complete. City plans call for a ground-floor restaurant and bar and a sixth-floor outdoor pool and patio — amenities the company's adjacent Hotel Indigo conversion doesn't have room for. Sage is confirmed as operator, but the hotel's own brand name has not yet been announced.

Dining & wellness

Ground-floor plans include a bar, lounge and a roughly 2,500-square-foot restaurant, plus a sixth-floor outdoor pool and patio.
