The concept

The Sitio opened March 16, 2026 as a 20-room boutique hotel built into Atlantic Park, the mixed-use district developed by Venture Realty Group with backing from Pharrell Williams and the City of Virginia Beach. Rather than competing with the oceanfront's convention-scale resorts, it stakes out a small, design-forward niche: rooms finished in natural materials with custom surfboard racks, Belgian Libeco linens and Lavazza coffee makers, seven of them with private balconies overlooking the surf lagoon. The concept leans hard on Atlantic Park's surf-and-culture identity rather than a generic beach-hotel aesthetic — an art collection featuring French artist JR and local artist Schuyler Beecroft, and in-stay music programming curated with Pharrell's team. Guests get direct access to the Wavegarden Cove lagoon, which generates waves up to seven feet, alongside a private, lagoon-view infinity pool reserved for hotel guests.

Dining & wellness

The hotel runs its own private bar and restaurant serving coastal-inspired cuisine and cocktails, plus a lagoon-view infinity pool and sun deck reserved for guests; concierge services include booking surf lessons and in-room surfboard delivery.
