The concept

Listel Hospitality Group, the Tokyo-based operator of the existing Listel Hotel Vancouver, and Vancouver developer Bosa Properties are demolishing the original building — its podium is already down, and the tower housing the previous 129 rooms is being dismantled as of mid-2025 — to build a 31-storey mixed-use tower in its place. The lower floors will hold a 183-room hotel, a net gain of 54 keys, under Hyatt's The Unbound Collection, still operated by Listel Hospitality Group as before; the upper floors will carry 119 secured market-rental apartments. Completion has slipped from an initial 2028 target to 2029.

Dining & wellness

Plans include restaurant space, a Japanese-inspired spa, a swimming pool, a fitness gym, a lounge, a games room and meeting/conference facilities.
