Compass Hotel by Margaritaville Nassau Bay

Hilton Houston NASA Clear Lake closed for good on July 31, 2026, to make way for a full conversion into Compass Hotel by Margaritaville Nassau Bay, an independent, Margaritaville-branded resort from local buyer Nassau Bay Resorts LLC. When it reopens in late 2027, the 229-room property on Clear Lake — next door to Johnson Space Center, marketed as Houston but technically in the separate city of Nassau Bay — is planned to carry four Margaritaville restaurants, a lazy river, and direct marina access.

The place

The address, 3000 E NASA Parkway, sits in Nassau Bay, Texas, a small incorporated city of roughly 4,000 residents on the shore of Clear Lake — not Houston proper, though every piece of coverage and marketing to date, including the hotel's own branding, files it under "Houston." Downtown Houston is about 25 miles north; what actually surrounds the property is Johnson Space Center next door, the Clear Lake waterway, and the boating culture of Houston's Bay Area.

The concept

The building has operated for years as the Hilton Houston NASA Clear Lake, a 242-key hotel built around convention and government-travel business tied to the neighboring space center. In 2025, Houston-based Ayrshire Corp., operating through the entity Nassau Bay Resorts LLC and led by CEO Kam Miramadi, bought the property with plans to strip the Hilton affiliation entirely and rebuild it as a Margaritaville-branded resort under the Compass Hotel collection — an independent conversion, not a Hilton initiative. The hotel closed on July 31, 2026, to begin construction; the top three floors of the 14-story tower are being converted into waterfront condominiums, which accounts for the room count dropping from 242 to 229, and the existing ballroom is slated to roughly double in size. Nassau Bay Resorts LLC is targeting a late-2027 reopening.

Dining & wellness

The renovation plan calls for four separate Margaritaville-branded restaurants and bars on site. On the amenity side, the developers have described an "adult waterpark" built around a lazy river with a swim-up bar, alongside the property's existing marina access and boat parking. A retail store and expanded meeting space round out the plan. None of this is operational yet.
