Canopy by Hilton Houston Downtown

A 116-year-old downtown Houston office tower is becoming the city's first Canopy by Hilton: SLTX Capital broke ground in June 2026 on a 140-room conversion of the historic Scanlan Building, preserving its marble, crown molding and mural while gutting its infrastructure for a targeted summer 2027 opening.

The place

The hotel occupies the Scanlan Building at 405 Main Street, on downtown Houston's Main Street Promenade — a stretch of seven blocks the city is converting into a permanent pedestrian corridor, a shift SLTX Capital co-founder Ali Momin has said helped draw the firm to the site. Built in 1909 on the ground once occupied by the residence of the first president of the Republic of Texas, the eleven-story, 87,000-square-foot building was the tallest in Houston at completion and later housed private offices and coworking space under Novel Coworking (later Expansive) before its owner surrendered it to foreclosure in 2024; SLTX Capital bought it that December.

The concept

SLTX Capital, a Sugar Land-based real estate firm, is converting the Scanlan Building into Canopy by Hilton's first Houston property, with Frontera Hotel Group brought in to manage it — a company with prior experience operating Marriott, Hilton, Hyatt and IHG-flagged hotels, and a sister firm to Trend Hospitality, which converted the 1913 Stowers Furniture Building into an Aloft hotel in 2016. The redevelopment is being pursued with state and federal historic tax credits and is designed to preserve the building's ornate crown molding, marble walls, original flooring and the Case Maclaim mural of a boy on a bicycle painted on its exterior, while replacing its plumbing, electrical, mechanical systems and elevators entirely. Groundbreaking was held in June 2026, adding the Scanlan to a list of at least a dozen downtown Houston office buildings converted into hotels in recent years.

Dining & wellness

Plans call for a restaurant and bar, a rooftop garden, a fitness center and communal gathering spaces, though no operator, chef or specific concept names have been disclosed.
