Brewhouse Bridge Hotel

Edinburgh council approved plans in January 2026 to convert the Brewhouse Bridge building at the former Drybrough Brewery in Craigmillar's Holyrood Business Park into a 24-bed hotel, the first phase of developer Sebastian Kozlowski's wider plan to reopen the last intact 19th-century brewery in the area as a heritage destination with a coffee shop, museum, artists' workshops and working microbrewery. No hotel operator or construction timeline has been announced.

The concept

The Drybrough Brewing Co. was established on the site in 1895 and grew to become the largest brewhouse in the area before closing in 1987, after which the site became the Holyrood Business Park. It is now the only one of the area's former breweries still standing intact, the other six having been demolished. Developer Sebastian Kozlowski's approved plans sensitively adapt the Brewhouse Bridge building — a structure originally designed for a specific role in the brewing process — into a 24-bed hotel, retaining original fabric and materials wherever possible using conservation techniques. It is the first stage of a wider proposed regeneration of the business park that Kozlowski hopes will eventually add an artisan coffee shop, a museum, artists' workshops and a working microbrewery to "get the beer flowing again" on the site, with the hotel intended to help re-establish the former brewery as a destination for an area Kozlowski describes as "traditionally under-represented in Edinburgh's tourism offer." The hotel plans were approved by the council in January 2026.
