The Hoxton Edinburgh

The Hoxton opened its first Scottish address on 23 June 2025, stitching eleven Georgian townhouses on Grosvenor Street into a 214-room hotel just off Haymarket. It is the brand's first UK property outside London, trading Shoreditch and Holborn energy for a West End terrace between the New Town and Murrayfield. Patatino, an Amalfi Coast-inspired all-day trattoria, anchors the ground floor alongside a five-seat velvet cinema and a 300 sq m events space.

The place

The hotel sits on Grosvenor Street in Edinburgh's Haymarket, a five-minute walk from Haymarket rail and tram station and roughly ten minutes by train from Waverley. The address puts it between the West End's Georgian grid and the New Town, within reach of Murrayfield Stadium and the Castle Rock skyline, but off the Royal Mile tourist circuit that dominates the city's existing hotel stock. It is a residential, moneyed stretch of the city rather than a nightlife strip, and the choice signals The Hoxton betting on a neighbourhood-hotel role rather than a destination-bar one.

The concept

The Hoxton Edinburgh is the brand's first Scottish property and its first UK hotel outside London, expanding the Ennismore-owned lifestyle brand beyond the four addresses it already runs in the capital. The building itself is the story: eleven separate Georgian townhouses along both sides of Grosvenor Street, on the site of the former Edinburgh Grosvenor hotel, joined internally into a single 214-room property. Ennismore's in-house design studio, AIME, led the conversion, preserving cornicing, sash windows and double-height ceilings while layering in sage-green two-tone walls, mid-century furniture and playful touches such as pineapple coat hooks. Rooms run across nine categories, from compact Snug Singles and bunk-bedded rooms up to larger Biggy rooms, plus three self-contained three-bedroom Houses with private kitchens aimed at longer stays — The Hoxton's first foray into aparthotel-style accommodation. The positioning leans into the brand's now-familiar formula of design-forward but accessibly priced rooms, paired with public spaces built to double as neighbourhood hangouts: a community-oriented lobby, an intimate burgundy-velvet cinema, and event spaces including a 300 sq m ballroom-style venue called The Get Together.

Dining & wellness

Food and drink centre on Patatino, an all-day Italian trattoria drawing on Amalfi Coast references and Scottish produce, serving sourdough pizzas, seafood cooked over coals, pasta and antipasti from breakfast through dinner. The Lobby Bar handles cocktails and casual all-day dining in the entrance space. The property does not include a spa, gym or pool; guests are instead offered partnerships with nearby fitness facilities, in keeping with The Hoxton's usual approach of skipping wellness facilities in favour of food, drink and communal space.
