The Colourist, Tribute Portfolio will bring Marriott's design-led collection brand to Scotland for the first time, rebuilding a cluster of derelict West End buildings at Queensferry Street and Shandwick Place into a 129-room, carbon-net-zero hotel. Developer Chris Stewart Group cleared planning in 2024 after a four-year site assembly, and Marriott confirmed the Tribute Portfolio flag in mid-2025 as part of a wider three-hotel Edinburgh agreement; a 2027 opening is targeted but no exact date has been set.

The place

The hotel occupies a prominent corner at the junction of Queensferry Street and Shandwick Place, in Edinburgh's West End, facing the Johnnie Walker Experience on Princes Street. Regeneration specialist Chris Stewart Group spent roughly four years assembling seven historic properties on the site with joint-venture partner Souter Investments before submitting plans.

The concept

Before redevelopment, the corner site held a cluster of dilapidated buildings — among them a lap-dancing venue, a backpackers' hostel and short-stay residential flats — that planning officials described as suffering from "chronic underinvestment and misuse." Chris Stewart Group's scheme combines and restores seven historic properties into a single 129-room, carbon-net-zero hotel, repairing and redeploying existing fabric and materials rather than demolishing. Edinburgh planning officials recommended the unbranded scheme for approval in February 2024, citing an estimated £7.4 million in annual economic impact and around 384 supported jobs once operational; the project was confirmed as Marriott's Tribute Portfolio debut in Scotland in mid-2025, under the name The Colourist, as part of a wider three-hotel agreement between Marriott and Chris Stewart Group that also brought Marriott's Luxury Collection (The Edinburgh Grand) and Autograph Collection (Old Town Chambers) brands to the city.
