NYX Hotel Edinburgh

NYX Hotel Edinburgh is the first Scottish hotel under Leonardo Hotels' NYX label. It stands at 61 Jeffrey Street, in the Old Town, and has 125 bedrooms plus a first-floor bar and restaurant called CLASH. Leonardo Hotels UK & Ireland puts the investment at 60 million pounds, spent on transforming and expanding an existing site. It is the group's fifth hotel in Edinburgh and the fifth NYX in the UK and Ireland.

The place

Jeffrey Street runs below the Royal Mile, and the hotel is about two minutes on foot from Waverley station. The Royal Mile itself is a short walk uphill. The site extends the Leonardo Royal Hotel already operating there.

The address matters for the calendar as much as for the map. Local reports place the first guests on 28 July 2026, days before the Edinburgh Festival Fringe, when Old Town rooms are scarce. Rates for stays from 24 July 2026 include the city's new 5 per cent visitor levy on the first five nights.

The concept

Planning permission had first been given for a 131-room scheme on the street. The hotel that opened has 125 rooms, air conditioning, a gym, a 24-hour reception and a buffet breakfast. The project created about 60 jobs.

NYX is Leonardo's younger, nightlife-minded brand, with bold colour, local art and DJ sessions. Sources differ on the ownership wording: some call it Fattal-owned, others Leonardo-owned, and Fattal is the parent of Leonardo.

Dining & wellness

CLASH occupies the first floor, with industrial interiors, patterned walls, signature cocktails and an all-day menu. It runs from midday to 9.30pm and holds weekly DJ sessions. Rooms have Nespresso machines.
