The Rev, Tribute Portfolio Hotel

On the Nob Hill stretch of Route 66 in Albuquerque, Titan Development has demolished the derelict Hiway House Motel — a 1959 motor court — to build The Rev, a 112-room Tribute Portfolio hotel wrapped in a mid-century-modern, car-culture design theme. A $34 million county industrial revenue bond backs the project, which is targeting an early-2028 opening with a rooftop bar and restaurant meant to serve the neighborhood as much as hotel guests.

The place

The site sits at 3200 Central Avenue SE, on the Nob Hill stretch of historic Route 66. Nob Hill is Albuquerque's densest walkable commercial strip east of the University of New Mexico, built out along the old highway's midcentury storefronts, and the hotel's contemporary facade of storefront windows and wide sidewalks is designed to continue that streetscape rather than set the building apart from it.

The concept

The hotel replaces the Hiway House Motel, a 1959 motor court built during Route 66's peak as a roadside-lodging corridor for a national chain founded in Phoenix in 1956 by developer Del Webb. The property declined for decades, culminating in a 2019 propane-tank explosion, and stood vacant and squatter-occupied until Titan Development closed on the land on April 19, 2024, and demolished the building outright — a full teardown rather than an adaptive reuse. The company has said it intends to preserve and reinstall the motel's original neon sign somewhere on the new site. The replacement is a three-story, roughly 95,000-square-foot boutique hotel on the 1.08-acre parcel, designed around a mid-century-modern, Route-66-inflected theme referencing the site's motor-court lineage. Bernalillo County approved an inducement resolution for a $34 million industrial revenue bond to help finance the project, with final approval following in May 2025. Titan Development, the Albuquerque-based firm behind the project, has projected roughly 77 local jobs and about 31,000 annual hotel guests once open.

Dining & wellness

Plans call for a rooftop bar and an on-site restaurant intended to draw neighborhood traffic as well as hotel guests — Titan Development has cited a projection of about 45,000 monthly restaurant and bar patrons, well above the hotel's own guest volume. A rooftop tenant had reportedly been identified but not finalized at the time of the county bond hearings, and no operator, chef, or restaurant name had been confirmed.
