The Restoration Asheville

The Restoration Asheville opened in April 2023 at 68 Patton Avenue, converting a stalled downtown development site into a sixty-room boutique hotel from Cincinnati-based Jeffrey R. Anderson Real Estate. Built on the ruins of an abandoned condo-hotel plan called The Parisian, it pairs a neighborhood-themed room program with a rooftop bar, a New American restaurant and an underground speakeasy with bowling.

The place

The hotel occupies 68 Patton Avenue, on downtown Asheville's main commercial spine directly across from Pritchard Park — a corner that has cycled through several identities over the past decade as one of the city's most-watched redevelopment sites.

The concept

The site was previously the Bank of America building, entitled around 2017 by Miami-based investors for a project called The Parisian before that plan stalled and the property changed hands around 2020. Cincinnati-based developer Jeffrey R. Anderson Real Estate then took the site over, rebuilt it and opened it in April 2023 as The Restoration Asheville, the second property in its Restoration Hotel collection after a sister hotel in Charleston, South Carolina. The design theme runs one Asheville neighborhood per floor, using local stone, wood and color references, with rooms built around floor-to-ceiling windows and cerulean-blue accents; the operator's own positioning is 'approachable luxury' rather than formal five-star polish.

Dining & wellness

Exchange Restaurant + Bar serves New American cooking built on Appalachian ingredients, with patio seating at street level. The rooftop Observatory Bar has indoor and outdoor seating over downtown, Rise operates as an on-site coffee shop, and belowground, The Draftsman is a speakeasy-style bar with live music, bowling and pinball.
