The Peregrine turned a derelict 1910s office building once linked to the Brandeis Theatre into downtown Omaha's flagship boutique hotel. Opened in April 2021 by ViaNova Development and Clarity Development Group, the roughly 90-room property has since built out a proper food-and-beverage program, including the rooftop bar The Perch.

The concept Built between 1914 and 1918 as an office building, the Saunders-Kennedy Building sat vacant for years before Chattanooga-based ViaNova Development and local partner Clarity Development Group acquired it in 2016 and converted it into the city's first Curio Collection hotel, a roughly $22 million adaptive reuse funded partly by state historic tax credits and PACE financing. The name honors the peregrine falcons nesting atop the neighboring WoodmenLife Tower. The hotel joined Historic Hotels of America in 2022.
Dining & wellness Gilded Feather, the lobby restaurant, serves modern American food and cocktails; The Perch, the rooftop bar, is billed as Omaha's highest, with bird-shaped glassware and live music nights. Both replaced the hotel's original outlets, The Habitat and The Takeoff.

Everything about this hotel is a ‘flight’ above the rest! From the moment you walk in the door, the atmosphere brings you a sense of calm and you just know you’ve arrived at a place that will make you feel comfortable and beckons you to come back even before you’ve spent a night or nights that you booked, Everyone is welcoming. From the front desk to the valet to the waiter/waitress on the rooftop bar. Always making sure everything needed was accommodated. Morgan who waited on us in the dining room and also in the rooftop bar had a smile that emoted kindness. She was personable and treated us as if we were the only ones eating breakfast with her attentiveness to our needs. The breakfast was amazing, everything that each of us ordered. We’d go back for the food alone!
We spent the 4th of July weekend there to enjoy time away to relax. We found it at The Perigrine! Not only is the hotel’s entire tasteful decor appointments absolutely beautiful, they bring you a sense that you’ve stepped back in time to an era of elegance.
If you need a place to stay, whether you are passing through or Omaha is your destination, you will be thrilled that this historic hotel is a jewel within the heart of downtown.
The Peregrine hotel is located in a great location in the downtown area. We could walk to the river and district area. The hotel is also a short drive to the zoo. Melodie and Alice at the front desk were very friendly and made us feel welcomed. They both followed up with us to ensure our stay was going well. They were so sweet and would also acknowledge us and we came and went through out the day. I felt safe walking around downtown but there was a lot of construction going on so several streets were closed which at times made either driving or walking a challenge so if going this summer, just be aware. We were still able to get around the construction, you just had to detour to one or streets over.
We had a really great stay at Hotel Peregrine and wanted to give a special shout out to Dana and Kenneth.
Dana took such great care of us during our stay and was seriously so nice and helpful the entire time. She made everything feel easy and made sure we had what we needed. Kenneth at the front desk was also awesome, I needed to print out some stuff and he helped me get everything taken care of, which was a huge help.
They were both so friendly and really made the stay that much better. The hotel itself was great, but Dana and Kenneth are really what made the experience stand out. We’ll definitely be back!
First time at The Peregrine. Won’t be the last. The room was beautiful and very spacious. We did not have much of a view. But the whole atmosphere of the hotel made up for it. Check in was fast. Even the Valet service was fast, albeit a tad bit pricey.
Dinner at The Perch was very good. Our waitress was incredibly friendly and helpful in deciding on cocktails.
We were only able to partake of The Perch Rooftop bar on Friday as Saturday night was closed for a private party. The view of downtown Omaha is spectacular!
My only complaint of our stay is , the bar staff. On Friday night at both bars, the bartenders were rude and acted like they didn’t like their jobs. However the rudest one was the gentleman working at the at The Perch. When we questioned the price difference for the exact same drinks we had purchased at The Perch Rooftop. He gave us a non answer about it being two different bars. And made it appear we wanted to argue with him. My friend pointed out the menu was the exact same one.
The next night when we returned back to the hotel, the front desk girl asked us if we were checking in and we said no, we had been there since Friday. She said “Oh, you’re the two that were drinking martinis last night at the bar.” (We each had one) So apparently the male bartender working felt it necessary to say something to her about asking the price difference.
We are not going to let a that damper what really was an incredible weekend and a chance to stay at this lovely boutique hotel! It really is beautiful!
One of the best hotels we’ve stayed in, and at a reasonable price! Really cool concept in terms of design/theme of the halls and rooms and an awesome view from our window into the courtyard. Really nice room and bathroom, and cool rooftop bar. The type of hotel you can enjoy just hanging out at.
