Opened in October 2023 at the corner of 12th and Harney, the Moxy Omaha Downtown is a ground-up, six-story addition to the city's Old Market Entertainment District. Developed by Hawkeye Hotels and now run by NCG Hospitality, its 113 rooms and Bar Moxy lounge bring Marriott's playful micro-hotel format to downtown Omaha.

The place
409 S 12th Street, at the corner of 12th and Harney, on the edge of Omaha's Old Market Entertainment District, steps from the Gene Leahy Mall and the CHI Health Center.
The concept
A six-story, 46,000-square-foot building raised from the ground up by developer Hawkeye Hotels, with a brick exterior chosen to match the neighboring historic warehouses of the Old Market. Hawkeye Hotels exited at opening, handing operations to NCG Hospitality. The property applies Marriott's Moxy format — compact rooms, communal ground-floor social spaces — to a mid-sized Midwestern downtown.
Dining & wellness
Bar Moxy anchors the ground floor as the hotel's all-day bar and lounge; The Lounge and The Library round out the property's social spaces, though a standalone restaurant concept is not documented.
