Aparium Hotel Group and developer PGSA Hospitality are converting a century-old warehouse in Omaha's Millwork Commons district into the 144-room Millwork Hotel, expected to open in late 2027. The upscale boutique property, designed by Alley Poyner Macchietto with interiors by Curioso, will include a signature restaurant and rooftop bar.

The place
The hotel occupies a former wood-milling warehouse standing since the early 1920s at 1201 Nicholas Street in Millwork Commons, Omaha's North Downtown district built on a 19th-century industrial core now recast as a creative and tech hub.
The concept
Designed by Alley Poyner Macchietto with interiors by Curioso, and developed by PGSA Hospitality, the $57 million project folds new construction into the historic warehouse, keeping its industrial bones visible rather than erasing them. Operated under the Aparium Collection, the operator's most curated tier of independently minded, neighborhood-driven lifestyle hotels, it targets both Omaha locals and visitors drawn to the district's creative-economy reputation.
Dining & wellness
A signature restaurant and a rooftop bar are planned; specific concepts and chefs have not yet been announced.
