Construction is underway on Lisbon Street in Leeds' West End, where Lamington Group is building a 16-storey hometel on the site of the city's former international swimming pool — the first major hotel scheme in Leeds city centre since 2022. Backed by roughly £46 million in pension-fund financing and built by Caddick Construction, it's aiming for a spring 2028 opening. But the operator has just renamed its entire brand from room2 to Second Nature, so the name above the door may not match today's paperwork.

The place

The hotel is rising on Lisbon Street in Leeds' West End, on the site of the former Leeds International Swimming Pool, about a nine-minute walk from Leeds railway station. It sits within a wider West End regeneration push and is described as the first major hotel development in Leeds city centre since the Hyatt at Sovereign Square opened in 2022.

The concept

Lamington Group is developing the tower under its room2 hometel format, pairing hotel-style service with studio and suite accommodation aimed at guests booking anywhere from a night to an extended stay. The building is reported at either 16 or 17 storeys depending on the source, and is forward-funded by Border to Coast Pensions Partnership (advised by Aberdeen Investments) in a deal reported at around £46 million; Caddick Construction is building it to a design by DLA Architecture. Room counts also diverge across coverage, with both 191 and 200 cited. Complicating the picture further, Lamington Group announced in July 2026 that it is retiring the room2 name across its portfolio in favor of a new brand, Second Nature — Chiswick, Southampton and Belfast converted immediately, and Leeds is named among the future openings (alongside York, Cambridge and Shepherd's Bush) that will launch under the new identity. In practice, the property now under construction on Lisbon Street will most likely open in 2028 as Second Nature Leeds rather than room2 Leeds.

Dining & wellness

Plans include a ground-floor branch of Winnie's, the group's in-house café and bar concept, plus meeting and events space, a gym, laundry facilities and two retail units. The building is designed to run on 100% renewable electricity, targeting a Net Zero Carbon Building certification and a BREEAM Excellent rating.
