Hyatt House Leeds

The extended-stay counterpart to Hyatt Place Leeds, Hyatt House Leeds opened in the same Sovereign Square tower in March 2025 with 88 kitchen-equipped suites aimed at longer visits. It shares the building's rooftop restaurant and fitness facilities, and was sold to Legal & General within four months of opening.

The place

Hyatt House Leeds shares the same new-build 12-storey tower as Hyatt Place Leeds at 2 Sovereign Square, in the redeveloped square directly opposite Leeds railway station in the heart of the city centre.

The concept

Hyatt House Leeds is the extended-stay half of the UK's first dual-branded Hyatt Place/Hyatt House scheme, opened in March 2025 as part of the same £62.7m Sovereign Square development delivered by Marrico and Helios for UK Commercial Property REIT. Its 88 apartment-style guestrooms, each with a fully equipped kitchen, target consultants, relocating professionals and families who need a residential base in the city for days or weeks rather than a single night, filling a gap Leeds' city centre previously covered mainly with generic serviced-apartment stock rather than a recognised international brand. Guests share the tower's amenities with Hyatt Place next door, including the fitness centre and meeting rooms, and benefit from the same fully electric, BREEAM-certified building. Like its sister property, the asset was sold to Legal & General's Managed Property Fund for £63m (combined with Hyatt Place) only four months after opening, a fast institutional exit that reflects strong appetite for branded extended-stay product in UK regional cities.

Dining & wellness

Hyatt House guests have access to Zoom Restaurant & Bar on the ground floor for all-day dining, and to Azotea, the Latin American rooftop restaurant and bar on the 12th floor, both shared with Hyatt Place Leeds. In-suite kitchens mean the extended-stay rooms are also built for self-catering.
