The place

Hyatt Place Leeds occupies the lower and mid floors of a purpose-built 12-storey tower at 2 Sovereign Square, in the regenerated square opposite Leeds railway station, a three-minute walk from the concourse and a short walk to the retail core of the city centre.

The concept

Opened in March 2025, Hyatt Place Leeds is the transient-stay half of the first dual-branded Hyatt development in the UK, sharing its new-build tower with sister property Hyatt House Leeds. The £62.7m scheme was developed by Marrico and Helios for UK Commercial Property REIT (UKCM) and marked Hyatt's entry into the Leeds market; the building is fully electric and BREEAM certified, with a contemporary, curved facade designed by DLA Architects and Studio Two that nods to the Victorian character of the surrounding square without imitating it. The hotel's 217 guestrooms are aimed squarely at business and transient leisure travellers, with four meeting rooms and a 24-hour fitness centre rounding out a fairly standard upscale-select-service brief. What distinguishes the project locally is less the rooms than the building's ground and roof levels, and the speed with which the finished asset changed hands: Legal & General's Managed Property Fund bought the dual-branded property for £63m just four months after opening, an unusually quick institutional turnaround that says as much about investor appetite for branded UK regional hotel stock as about the hotel itself.

Dining & wellness

The building's centrepiece is Azotea, a Latin American-inspired rooftop restaurant and bar on the 12th floor with two outdoor terraces, panoramic views over the city and capacity for up to 200 guests at private events. At ground level, Zoom Restaurant & Bar serves an all-day menu of global and locally inspired dishes shared with Hyatt House guests next door.
