The concept
Four low-rise buildings terraced into the hillside below the tree line, approved by Noosa Council in 2025 after a development application first filed in late 2021. The scale was cut from an original 109-unit, roughly AUD 50 million proposal to 69 rooms after community and council pushback over traffic, parking, noise, building height and impacts on koala habitat; the approved design also downsized the swimming pools and expanded landscaped areas. GH Properties managing director Ellen Guan has described it as offering 'luxurious, high-quality accommodation with a strong focus on wellness and rejuvenation.' No operating brand has been named yet, and it's a distinct new hotel operation rather than a renovation of the resort's existing condominium-style rooms, though the shared estate with an already-trading resort is worth noting.
