The concept
This is a renovation with a change of flag, not a new building. The 425 Meeting Street property operated as a Holiday Inn for part of the past decade, then as The Limited, before closing in January 2025 for a renovation of more than $25 million. It reopened on April 1, 2026 as Live Oak, Marriott's first Tribute Portfolio hotel in South Carolina; the opening date here is the reopening date.
The design draws on Charleston's single houses, basket-weaving traditions and coastal landscape, with haint-blue ceilings, natural stone and woven textures. Each of the 120 rooms has a wall-to-wall wooden ledge combining storage, desk and minibar, five Pool Patio Rooms open onto a heated saltwater pool, and four new corner suites were added, one with Ravenel Bridge views.
Dining & wellness
Terra is the signature restaurant, 88 seats, with a Lowcountry menu informed by Mediterranean cooking under executive chef Eucepe Puntriano. Bloo Pool & Provisions is a rooftop spot with Japanese-Peruvian influences, and Tracer Coffee opened its first retail location in the hotel.
