Tampa's Planning Commission unanimously approved a three-tower redevelopment of the former Godfrey Hotel & Cabanas site on Rocky Point in September 2026, including a 275-room hotel under Hilton's Curio Collection brand. Developer M2 Tampa's plan also adds 503 apartments across two additional residential towers; no opening date or hotel name has been announced yet.

The place

The hotel is planned for 7700 W. Courtney Campbell Causeway on Tampa's Rocky Point peninsula, the waterfront site of the former Godfrey Hotel & Cabanas, which closed in September 2024 after more than 50 years of hotel operation.

The concept

Developer M2 Tampa, which assembled the 6.6-acre site in 2021 for $29.55 million, won unanimous approval from Tampa's Planning Commission on September 2, 2026, for a three-tower redevelopment: an 18-story tower combining the 275-room hotel with residential units, plus two separate 16-story residential towers, totaling roughly 936,000 square feet and 503 apartments across the site. Curio Collection by Hilton is confirmed as the hotel's brand, but the property's commercial name has not yet been announced, and the project is targeting LEED Silver certification.

Dining & wellness

Restaurants and rooftop amenities are planned within the hotel/residential tower, per the approved plans; specific dining concepts and operators have not yet been announced.
