The place
The hotel occupies upper floors of 100 N. Main, a 37-story former office tower at Main and Poplar in downtown Memphis's historic financial core, a few blocks from the Mississippi riverfront and the South Main and Pinch districts. Built in 1965, it is the tallest building in Memphis and has stood vacant since the mid-2010s; a completed hotel would give guests the only true skyline views in a city center otherwise built low.
The concept
Autograph Collection is slated for the tower's mid-to-upper floors, with city offices below, apartments above, and a restoration of the building's signature 1965 rotating rooftop bar. Developer 100 N. Main LLC — principals Billy Orgel and Kevin Woods, joined since December 2024 by Kansas City's Block Real Estate Services — is financing the $309 million conversion with historic tax credits, a planned city office lease, and private capital, one of the largest adaptive-reuse attempts on a mid-century Memphis high-rise. The target guest mirrors what Downtown's existing convention hotels already serve, positioned instead on the building's history and the restored rooftop rather than a generic footprint.
Dining & wellness
Restoration of the tower's rotating rooftop bar is part of the plan; no restaurant operator or dining concept has otherwise been announced, though the project references roughly 8,000 sq ft of ground-floor restaurant space with no tenant named.
