The Ascent Park City, Tapestry Collection by Hilton

A ski-in/ski-out condo-hotel in Canyons Village planned for Hilton's Tapestry Collection, with 120 individually owned studio and one-bedroom units, The Ascent Park City has not yet welcomed guests as of October 2026. The project at 4080 N Cooper Lane stalled after years of construction: the developer defaulted on a $30 million loan, contractors claimed more than $14 million in unpaid invoices, and the property went to a trustee sale on 22 July 2026. Park City private-credit firm OKOA Capital bought it at auction for $24 million and says an October 2027 opening, ahead of the 2027 ski season, seems reasonable, while Hilton's own listing has pointed to December 2026 without taking reservations. Hilton remains committed to the project.

The place

The building stands in the Frostwood area of Canyons Village, across from the Waldorf Astoria and adjacent to the Canyons Golf Course, steps from the Frostwood Gondola, which links directly to Park City Mountain. A ski valet is part of the plan. Skiing is the winter draw, and golf and biking take over in summer, so the location works year-round as a mountain base rather than a town-center address.

The concept

A condo-hotel model: units are individually owned and enrolled in a rental program, a structure increasingly common on North American ski mountains. Interiors are by designer Sarah Sherman Samuel.

The project comprises 120 residences across four floors, sold from the $500,000s, furnished and finished to a high specification, with private storage and mountain views. Sarah Sherman Samuel is a Los Angeles-based designer. The Hilton listing describes planned amenities of a restaurant and bar, an outdoor pool with poolside service and a fitness center.

The sales and construction history is the story of the project: deposits were taken from prospective buyers before the build was finished, and the 2026 foreclosure left those deposit holders and contractors waiting on the new owner's plan to stabilize and complete the building.

Dining & wellness

Planned on-site dining is a restaurant and bar, with poolside service at the outdoor pool, according to the Hilton listing; no operator, concept or menu has been announced. The surrounding Canyons Village has its own restaurants and retail, a short walk from the gondola.
