A $21 million renovation converted the Park City Peaks Hotel into Hotel Thaynes under Marriott's Tribute Portfolio in December 2025. The 128-room hotel at 2346 Park Avenue first opened in 1986 and was last renovated in 2017. Lodging Dynamics Hospitality Group, which manages it, announced the conversion in April 2025 with a completion target of October 2025, and the hotel stayed open during the works, reopening under its new name in winter 2025. The name and the design refer to the Thaynes Canyon mining district, part of Park City's transition from silver town to ski town.

The place

2346 Park Avenue, Park City, near the town's historic Main Street.

The hotel sits between Park City Mountain Resort and Deer Valley Resort, the two ski areas that define the town's winter season, and runs a complimentary shuttle to the slopes and to Main Street, so guests do not need a car to ski or to eat out. Ski storage is on site and the hotel offers ski rental services. The Park City hotel scene around it is changing, with a Four Seasons, a Canopy by Hilton and a Grand Hyatt in the pipeline at Deer Valley, which makes a mid-priced, design-led conversion on Park Avenue a distinct proposition.

The concept

Formerly the Park City Peaks Hotel, converted through a $21 million renovation into Hotel Thaynes and flagged as a Tribute Portfolio property, Marriott's collection of independently minded boutique hotels.

The redesign takes its cues from Park City's pioneering spirit, paying homage to the Thaynes Canyon mining district through its artwork, design and guest programming. Rooms were refreshed in a warm, electric palette with bold colors and art installations; select rooms have balconies, and bathrooms are spa-inspired with walk-in showers. Dedicated ski storage is built into the offer for winter.

The amenity package was rebuilt around a social mountain stay: an indoor pool with an expanded sauna, a heated outdoor pool and hot tub, a fitness center with a steam room, fire pits and an outdoor barbecue area, plus new social spaces. Tribute Portfolio counts more than 150 hotels worldwide, and Hotel Thaynes is its Park City address. Lodging Dynamics president and CEO Jamie Caraher framed the project around the town's one-of-a-kind spirit.

Dining & wellness

Versante Hearth + Bar, the hotel's restaurant, stayed open through the renovation and was folded into the redesign with a refreshed look. It is open daily and serves hand-crafted pizzas and seasonal dishes, built around a hearth, with a full bar.

The fire pits and outdoor barbecue area extend the food and drink offer outside in the evening, a useful complement to the shuttle-to-Main-Street dining for guests who prefer to stay in.

The 128-room hotel, managed by Lodging Dynamics and part of Marriott's Tribute Portfolio, reopened with renovated rooms, a new indoor-outdoor pool and hot tub, on-site ski rental services and the Versante Hearth + Bar restaurant serving hand-crafted pizzas and seasonal dishes daily. A complimentary shuttle serves the ski resorts and Main Street, and the name refers to the Thaynes Canyon mining heritage.

April 2, 2025: Lodging Dynamics Hospitality Group announced that the Park City Peaks Hotel would become Hotel Thaynes, a Tribute Portfolio Hotel, after a $21 million renovation targeted for completion in October 2025. I don’t know where to begin as Hotel Thaynes provided excellent accommodations for our first time to Park City. We stayed 5 nights in mid-June for a summer getaway to run and bike in a new place. It is truly a hidden gem, located only 1.5 mi from downtown PC, with free shuttle service to and from the hotel. It is also very close to cycling and running paths, as well as mountain bike trails, easy to run/ride to and from with very little encounter to vehicle traffic. Our needs were perfectly met with the amenities (guest laundry, sauna, steam room, fitness gym). During the hot summer, the parking garage kept our car and bikes protected from the heat (and a single pour of hail). We appreciated the availability of EV charging to help us get on the road without having to stop at a supercharger. The rooms were very clean, with chic mountain interior design. The front desk staff and shuttle drivers were very friendly and accommodating. I felt the staff always went out of their way to assist. Another plus, the in-hotel restaurant Versante is an easy option after a long day of being outside, with high quality food (pizza, pasta). No complaints!

I was not impressed. While the customer-facing employees act like this is a 5-star property, I would rate it as a 2- or 3-star hotel at best. The renovations are purely cosmetic. They added new wallpaper, a nice entryway, and updated fixtures in the rooms, but everything else is strictly basic. Service was severely lacking. We didn't have enough soap, shampoo, or toilet paper for a one-night stay. We had to ask multiple times for restocking; the first time, they brought soap but no toilet paper. We had to go back two more times just to get a single extra roll. The amenities were equally disappointing. The gym features one low-quality weight bench and a Peloton bike that requires you to create your own account to even use it. Worse, the room was a stifling 80-85 degrees in the afternoon with no way to adjust the temperature. Unless you plan on doing a light 15-minute walk on the treadmill, expect to leave in a puddle of sweat. The pool is large, but as soon as I jumped in, I noticed 5 or 6 Band-Aids wrapped up in hair floating on the bottom. The water was murky and had a weird smell. There are only about 5 lounge chairs for the entire hotel, and a busy road runs right behind the pool area, so forget about any peace and quiet. Furthermore, the hotel restaurant is way overpriced for the mediocre quality of the food. Most frustrating of all are their deceptive pricing tactics. The lemonade and cookies they serve for two hours a day, the robes, the pool access, and the gym access aren't actually "free." They publish a competitive rate online, then tack on hidden charges, group it into a "destination fee," and claim state law requires it. I know this because it's exactly what the manager told me... twice. That is 100% B.S. The state does not require hotels to charge customers for anything other than local and state taxes on rooms. Waiting to spring hidden fees on guests until after they've left is just unethical. I would have given a better rating if they had simply included everything in the upfront price. Like I said, I'm not impressed. Lower your rates, be transparent, provide better service, and you'll earn a better rating. Most things in Park City are overrated, and this hotel is no exception. Save your money and stay somewhere else.

I stayed at Hotel Thaynes in Park City for my husband’s work retreat, and it ended up being a really pleasant place to spend a few days. It has a comfortable, easygoing feel that made the whole trip smoother than I expected. From check‑in to checkout, everything just worked the way it should, which I always appreciate when I’m tagging along on a work trip. The room was clean, comfortable, and had everything we needed. The bed was good, the space felt well kept, and nothing felt worn out or neglected. I liked that it was simple and uncluttered — just a nice room where you can relax at the end of the day. The bathroom was clean and had enough space to actually move around, which is always a plus. The staff was genuinely friendly. Not overly formal, not stiff, just normal, helpful people who seemed to care about making sure guests were taken care of. Check‑in was quick, housekeeping did a great job, and anytime we needed something, someone handled it without any hassle. It made the stay feel easy. One of the best parts was the shuttle service. Getting downtown in Park City can be a pain if you’re dealing with parking, so having a shuttle available made a huge difference. Our driver — and I hate that I forgot her name — was awesome. She was upbeat, easy to talk to, and gave us great suggestions on places to check out. She made the rides feel fun instead of just transportation. Honestly, she added a lot to the experience. The location worked really well for what we needed. It’s close enough to everything without being right in the middle of the busiest areas. It was quiet at night, which I appreciated, and still only a quick shuttle ride or short drive to Main Street. Whether we were heading out for dinner or meeting up with the work group, nothing ever felt far. Overall, Hotel Thaynes is a solid, comfortable place to stay in Park City. The rooms are nice, the service is great, and the shuttle is a huge perk. It made my husband’s work retreat feel more like a little getaway for both of us.

From the minute I entered the hotel and was greeted by Brittney to the minute I left 5 days later, I had the most pleasant, comfortable and welcoming stay! The hotel is clean, modern and best of all, the decor has you feeling like you're staying at someone's cozy mountain home. From the restaurant with its delicious gluten free options, to the sauna, to the large outdoor seating areas with fire pits and swing chairs, I thoroughly enjoyed my time at Hotel Thaynes and would recommend it to families and business travelers alike!

We had an awesome stay here. All the staff were super friendly and helpful. Clean room, nice gym, indoor/outdoor pool and hot tub with great views and attached restaurant where we had breakfast everyday. Also can’t forget the daily chocolate chip cookies which were a nice touch!
