Paradise Valley Hotel & Casitas
A new-build Noble House resort on the former Smoke Tree Resort site in Paradise Valley, with 100 rooms, five casitas and a spa, due in fall 2027.
Announced · Fall 2027
Paradise Valley Hotel & Casitas is a Noble House Hotels & Resorts project planned for fall 2027, a new-build resort replacing the Smoke Tree Resort, a 1954 hotel on Lincoln Drive. Walton Global, a Scottsdale real estate investor, owns and develops it. The room count has changed since the first plans and sources still disagree on it. No rates or booking page exist yet.

The place
The site is 7101 E. Lincoln Drive, on the southwest corner of Scottsdale Road and Lincoln Drive. That address is inside the town of Paradise Valley, even though Noble House's own page lists the hotel under Scottsdale, so this guide files it with Paradise Valley.
The Palmeraie, the Ritz-Carlton project tracked on this site, is planned just to the north. Old Town Scottsdale, with its galleries and restaurants, is a short drive away. Paradise Valley has no walkable centre of its own, and a guest here should expect to drive or take a car service for most outings.
The concept
The land has had a hotel on it since 1954, when the Smoke Tree Resort was built. It closed years ago. Geneva Holdings bought it in 2018 with plans for 150 rooms and 30 resort residences, and sold it in June 2022 to Walton Global for a reported 14 million dollars, a price taken from the real estate database Vizzda rather than from either party.
Walton's first scheme, presented to the town in 2023, was smaller: 82 rooms over an underground car park, five casitas with private plunge pools, a central pool area, and two restaurants from the restaurateur Matt Carter, with Allen + Philp Partners as architect. Residents asked for enough parking and for no rooftop amenities, to limit noise. The version now announced is larger and has a different cast. Noble House runs it, Clayco is the builder, and Ensemble, the studio Scott Miller launched after years at AvroKO and 1508 London, designed the identity and the public spaces. Coverage says the team approached it as a private residence rather than a conventional resort, and Noble House sums the idea up as "refined by nature, shaped by history and softened by the sun."
Room counts do not agree. Noble House gives 100 guest rooms and five casitas, the design press has reported 96 rooms, and one magazine calls it a 90-key hotel. The 82 rooms of the 2023 plan show how far the programme has moved. The opening is set for fall 2027, and no outlet has reported a date beyond that.
Dining & wellness
The restaurant is described as artisanal and is to be led by a chef nominated for a James Beard Award. Noble House has not named the chef or the restaurant. Whether Matt Carter, attached to the 2023 scheme, is still involved is not stated anywhere we found.
A desert-inspired marketplace is also planned, which suggests a counter for food to take away or eat in rather than a second sit-down room. Menus and opening hours are not published.
