New hotels in Paradise Valley

Paradise Valley is a small, affluent town of low-rise luxury resorts and private estates wedged between Phoenix and Scottsdale, at the foot of Camelback and Mummy Mountains. It has no real downtown commercial strip — the town has long capped building heights and density by design, favoring desert landscaping and walled compounds over the mid-rise sprawl of its neighbors. Camelback Mountain, a well-known Phoenix-area hike, rises directly out of the town, and a handful of long-established five-star resorts sit near its base.

Why we're watching Paradise Valley

Paradise Valley has historically had very few hotels of any kind, let alone new-build ones — most luxury travelers to the area book into Scottsdale or Phoenix instead. That is starting to change with The Palmeraie, a roughly $2 billion mixed-use development straddling the Paradise Valley/Scottsdale line, centered on what is reported to be the first new Ritz-Carlton built in North America in over a decade. It is currently the only hotel project we track in Paradise Valley, and its trajectory — construction reportedly near completion but the developer under Chapter 11 protection since November 2025 — makes it a case worth following rather than a settled opening.

The one hotel we're tracking

The Ritz-Carlton, Paradise Valley, The Palmeraie is a planned 215-room resort at the center of The Palmeraie, alongside 80 branded villas, 32 estate homes, and a retail and dining district. Developer Five Star Development filed for Chapter 11 bankruptcy in November 2025 to halt a foreclosure attempt by lender Madison Realty Capital following a dispute over a $585 million construction loan. As of mid-2026, the case remains open in the U.S. Bankruptcy Court for the Southern District of Texas: the court has approved debtor-in-possession financing and cleared ongoing villa sales, and infrastructure is reportedly substantially complete, but no confirmed hotel opening date has been set. We are treating this as an announced project, not a confirmed one, until the bankruptcy resolves and a firm opening date is public.
