Outbound Park City

The Yarrow, Park City's DoubleTree by Hilton, closed in April 2026 for a full-building renovation and its conversion into Outbound Park City, the sixth hotel of Outbound Hotels, a small outdoor-adventure collection. Reopening is targeted for early 2027, within a January 1 to March 31 window that covers part of the 2026-27 ski season, and the hotel is already taking bookings with launch pricing. The building is not new: it is a decades-old, 4.5-acre property on Park Avenue that had stood for years as an affordable alternative to Park City's higher-priced resorts, and whose future was in question after a redevelopment proposal for the site was rejected in 2025.

The place

1800 Park Avenue, Park City, at the intersection of Park Avenue and Kearns Boulevard, on a 4.5-acre site. Outbound pitches the hotel as a year-round "basecamp" for skiing, hiking, biking and the rest of Wasatch Mountain recreation.

The site had a contested recent history. Its previous owner, Singerman Real Estate, proposed replacing the hotel with a mixed-use development including condominiums and affordable units, but the Park City Planning Commission rejected the concept in March 2025, citing building height. The property was then sold to Barings, which is partnering with Waterton, Outbound's parent company, on the conversion. The hotel last underwent a major renovation in 2014, when it took on its DoubleTree franchise.

The concept

Outbound Park City is the sixth property of Outbound Hotels, which positions itself around outdoor adventure and local culture under the tagline "Outside is Just the Beginning". The other five are The Virginian Lodge in Jackson Hole, Outbound Mammoth, Outbound Stowe in Vermont, Outbound Sedona and Outbound Yosemite in Oakhurst. It is also the fourth collaboration between Waterton and Barings, and it converts a hotel that carried a major international flag, Hilton's DoubleTree.

The renovation blends Nordic aesthetics with mountain culture. Its centrepiece is the merging of the two central courtyards into one outdoor space with a pool, hot tub, cabanas, fire pits and outdoor games. Rooms are being reworked in an "adventure-forward" style, and the hotel is about 182 rooms. The room mix includes Classic and Deluxe Kings, Balcony and Patio Kings with fireplaces, Double Queens, bunk rooms for groups, King Suites and Corner Suites, with accessible rooms in each family, sleeping one to four guests.

The brand also wants the hotel to work for the town and not only for guests: Outbound's president Matthew Mering says the courtyard is meant to serve locals as well, and that its restaurants typically draw 50 to 60 percent local clientele.

Dining & wellness

Food and drink are branded "Bevs + Bites". The plan includes a retro diner, a speakeasy-inspired bar and community event spaces with live music, opening onto the new courtyard. For groups, the hotel keeps a ballroom of more than 5,000 square feet plus flexible indoor and outdoor venues for weddings, conferences and celebrations. Menus and operators for the diner and bar have not been announced.
