Fable Wellington, Autograph Collection

A 1940s office building on Lambton Quay will be converted into a 118-room hotel, Fable Wellington, Autograph Collection — Marriott's first Wellington property, jointly branded under CP Group's own Fable Hotels portfolio, targeted to open in 2029.

The place

143 Lambton Quay, at the corner of Stout Street, in the heart of Wellington's CBD — the city's principal commercial and government precinct.

The concept

143 Lambton Quay Ltd, an entity linked to CP Group, bought Te Puni Kōkiri House, a 1940s office building, for repurposing into a 118-room hotel — the third and largest property in the Marriott/CP Group three-hotel New Zealand agreement that also covers Rotorua and Auckland. It will run on Marriott's Autograph Collection standards and Bonvoy distribution but carry the Fable name: Fable Hotels & Resorts is CP Group's own boutique brand, established in 2020 as a rebrand of properties across New Zealand from Auckland to Dunedin, kept front and center here alongside the Marriott flag. This will be Marriott's first-ever hotel in Wellington.
