The place
143 Lambton Quay, at the corner of Stout Street, in the heart of Wellington's CBD — the city's principal commercial and government precinct.
The concept
143 Lambton Quay Ltd, an entity linked to CP Group, bought Te Puni Kōkiri House, a 1940s office building, for repurposing into a 118-room hotel — the third and largest property in the Marriott/CP Group three-hotel New Zealand agreement that also covers Rotorua and Auckland. It will run on Marriott's Autograph Collection standards and Bonvoy distribution but carry the Fable name: Fable Hotels & Resorts is CP Group's own boutique brand, established in 2020 as a rebrand of properties across New Zealand from Auckland to Dunedin, kept front and center here alongside the Marriott flag. This will be Marriott's first-ever hotel in Wellington.
