Common Pine, also referred to in Truckee planning documents as the Railyard Hotel, is a proposed 60-room mass-timber hotel for downtown Truckee's Railyard district, designed by DLR Group for developer Rikesh Patel. The Planning Commission approved the project in May 2026, but the approval has since been appealed to Town Council, leaving the timeline unresolved.

The place
The eastern end of Donner Pass Road in downtown Truckee's Railyard district, an area the town has been steering toward denser, walkable redevelopment.
The concept
The project circulates under two names for the same building — 'Common Pine' in brand-facing coverage and 'Railyard Hotel' in Town of Truckee planning documents — confirmed as identical by matching developer and unit counts. DLR Group designed the roughly 80,000-square-foot, four-story building as the firm's first hospitality project using mass timber construction, developed alongside a University of Minnesota research prototype on the format's fire-safety and acoustic performance. The exposed timber frame is meant to evoke the region's historic railroad trestles, with a fluted, burnt-sienna wood facade. Beyond the 60 hotel rooms, the project includes 15 to 17 separately sold residential units (not counted in the room figure above). The Planning Commission unanimously approved the project on May 19, 2026 after an earlier January 2026 review sent the applicant back to revise the massing and run further public outreach; the approval was appealed to Town Council on May 28, 2026, and no hearing date has been set.
Dining & wellness
Plans describe a rooftop bar and pool, a fitness and wellness center, a restaurant, and meeting and communal outdoor space, but no restaurant name or operator has been announced and none of these venues has opened.
