Bulgari's first US hotel is rising on the Miami Beach oceanfront from the shell of the historic Seagull Hotel, redesigned by longtime Bulgari architects ACPV — a 100-suite property now targeted for 2029 after a lawsuit and a full foundation rebuild pushed back its original 2024 opening.

The place

100 21st Street, on the Miami Beach oceanfront a few steps from the Art Deco Historic District, on the former site of the Seagull Hotel.

The concept

Blue Horizon Group bought the Seagull Hotel, a 1950s Modernist building by Albert Anis and a contributing structure in a National Register architectural district, for $120 million in 2020 in partnership with Bulgari for the brand's US debut. ACPV Architects — the Milan firm behind every Bulgari hotel to date — was brought in to redesign the property, but engineers later found the building needed an entirely new foundation, and Miami Beach's Historic Preservation Board approved demolishing most of the original structure while preserving its iconic north façade. A 2022 lawsuit from the neighboring Setai Miami Beach's owners over the city's height and zoning approvals added further delay. The opening date has shifted repeatedly as a result — originally targeted for 2024, now most recently cited as 2029 across Bulgari's own materials, though some of the brand's own pages still show 2028, so the date should be read as still moving rather than fixed.

Dining & wellness

Plans include an outdoor pool, spa and fitness facilities, and a restaurant and bar under chef Niko Romito, who also runs the restaurant at Bulgari Resort Dubai.
