West Palm Beach Convention Center Hotel, Curio Collection by Hilton

Related Ross plans an 18-storey, 400-room Curio Collection by Hilton hotel at 900 South Rosemary Avenue, beside the Palm Beach County Convention Center in West Palm Beach. The roughly $300 million project won unanimous city approval in August 2026 and county approval of its land sale-leaseback in September, with no opening date set.

The place

900 South Rosemary Avenue, in the CityPlace district of downtown West Palm Beach, next to the Palm Beach County Convention Center. The 1.8-acre site is a surface lot that has served as overflow parking for the convention center for about ten years.

The concept

Related Ross, led by Stephen Ross, proposes an 18-storey, 204-foot tower with 400 rooms under Hilton's Curio Collection flag, for a cost reported at about $300 million (an October 2025 filing put it at $290 million). It would include about 20,800 sq ft of meeting space over two storeys, a 7,300 sq ft restaurant and about 7,400 sq ft of retail.

The financing is unusual. Related Ross will sell the 1.8-acre site to Palm Beach County for $26 million and lease it back for 97 years, with an initial term of 33 years plus extensions. Initial annual rent is $1.1 million, rising 3% a year, and the county would receive 6% of gross revenue above $77 million; the developer receives a property tax exemption and says it is seeking no further incentives. Reported projections put county revenue at about $1 billion over the lease term.

The West Palm Beach City Commission approved the project unanimously in August 2026, over residents' worries about traffic and noise from outdoor areas, and the Palm Beach County Commission approved the sale-leaseback in September 2026. No opening date, architect or operating details have been published. This would be the city's second convention center hotel: the Hilton West Palm Beach, at 600 Okeechobee Boulevard, built by Related Companies, opened in 2016.

Dining & wellness

A 7,300 sq ft restaurant is planned within the tower, along with about 7,400 sq ft of retail space. No restaurant operator or concept has been announced.
