RH Guesthouse Aspen

RH's long-delayed Aspen boutique hotel, a 20-room conversion of the former Crystal Palace dinner theater downtown, remains under construction more than five years after it was first announced. RH took full ownership of the building in May 2026 and paid off $32 million in property debt, but no new opening date has followed.

The place

The hotel occupies the former Crystal Palace building on the corner of East Hyman Avenue and Monarch Street in downtown Aspen — a dinner-theater venue Mark Hunt purchased in 2013, whose 'Crystal Palace' identity RH's project has since largely erased.

The concept

RH first announced its Aspen 'ecosystem' — a hotel, gallery, retail and residential real estate — in partnership with developer Mark Hunt in January 2021, initially targeting a late-2021 opening for the guesthouse component. Construction has run years behind that original timeline; RH's second-quarter 2022 regulatory filing already showed more than $100 million in capital contributions to the Aspen entities, and the project became the center of local controversy in 2024 when Hunt's team sought to demolish the building's west wall, including its historic Owl Cigar mural — approved 4-3 by Aspen's Historic Preservation Commission in October 2024, with the mural to be replicated and relocated. In May 2026, RH completed a series of transactions with Hunt that gave it sole ownership of the building, paying off $32 million in outstanding debt on the property; RH's chairman and CEO Gary Friedman has said the company now has full, independent control over eight Aspen properties without needing to work through their prior joint venture. Guestrooms are planned to average around 449 square feet with a minimum two-guest occupancy under the project's approval conditions.

Dining & wellness

Plans include an RH Bath House & Spa, a restaurant, a café and a rooftop terrace, none of which has opened.
