The place

The tower rises at 1000 Boulevard of the Arts, at the corner of Boulevard of the Arts and Quay Commons in downtown Sarasota, next to The Bay Park on the site of the former Hyatt Regency Sarasota, which stood at the same address before demolition.

The concept

Developer Kolter Urban, through an entity called Sarasota Hotel Acquisition Group LLC, bought the former Hyatt Regency Sarasota site for roughly $30.7 million in July 2022 and is replacing the demolished property with a single 20-storey mixed-use tower designed by 10 Design. The building splits its uses vertically: 174 hotel rooms occupy floors six through 14, run by Kolter Hospitality as a Hyatt Centric, while 117 condominium residences (one- to three-bedroom-plus-den layouts of roughly 1,400 to 3,100 square feet, priced from about $1.4 million) occupy the floors above, with the hotel and residential sections kept to separate lobbies, elevators and stairwells.

Groundbreaking was expected around the end of the third quarter of 2026, with completion targeted for the second half of 2028. Kolter Urban has said it plans a further residential tower on an adjacent parcel of the former Hyatt Regency site.

Dining & wellness

The hotel floors include more than 7,000 square feet of flexible event space and a ballroom, a ground-floor restaurant with indoor and outdoor seating (operator not yet named), and a resort-style pool with pool bar for hotel guests, separate from the residents' own pool, spa and fitness facilities on higher floors.
