The place

The hotel is rising on the north side of Nees Avenue, between Highway 41 and Fresno Street, inside the River Park mixed-use district in north-central Fresno. River Park is the area's established retail and dining hub, already home to a cluster of mid-tier chain hotels; the new build sits within walking distance of the shopping center and gives the corridor its first true upscale option.

The concept

The project is a ground-up, four-story, roughly 108,000-square-foot building carrying two Marriott brands under a single roof and a single street entrance that splits guests left or right at check-in: an Element by Westin extended-stay hotel on one side, and the AC Hotel on the other. It is the first dual-brand hotel development built in Fresno, and the AC Hotel side is being marketed locally as the city's first genuine four-star property — a positioning built on European-inspired, design-forward interiors. This is new construction, not a renovation or brand conversion. Because the AC Hotel and the Element share structure, entrance, and back-of-house facilities, several amenities are counted for the building as a whole rather than for the AC Hotel alone.
