Zedwell Oxford

Criterion Capital's Zedwell chain is converting Oxenford House, a six-storey building on Magdalen Street, into Oxford's first capsule hotel. Oxford City Council's planning committee approved the change of use for 276 beds on 25 August 2026, subject to a Section 106 agreement, though no opening date has been given.

The place

Oxenford House sits at 13-15 Magdalen Street, on the corridor linking Cornmarket Street and George Street, near Gloucester Green Market, the Ashmolean Museum and the Oxford Union, within walking distance of Oxford railway station and the London coach terminus.

The concept

Criterion Capital, the property group controlled by Asif Aziz, announced in March 2026 that it had acquired the six-storey, 22,000 sq ft Oxenford House to convert it into a Zedwell capsule hotel — the brand's first Oxford property, part of a UK pipeline the company puts at more than 9,000 rooms by 2028. Oxford City Council's planning committee voted on 25 August 2026 to approve the change of use to a capsule hotel (application 26/00796/FUL) covering 276 beds, a rooftop plant alteration and new cycle parking; the approval is conditional on completing a Section 106 legal agreement, so is not yet final. Highways officers had raised concerns over drop-off and loading activity on Magdalen Street's bus stops and pavements, which Zedwell said it would manage by directing taxis to alternative drop-off points; only two objections were received, both from the same address outside Oxford. Zedwell's format, already operating in London, is built around small, soundproofed, windowless capsule sleeping pods — with body-cushioning mattresses, ambient lighting and purified air — plus shared dormitories and bathrooms, alongside a fully automated guest journey: self check-in kiosks, digital key access and 24/7 AI-powered WhatsApp assistance, rather than a conventional staffed hotel.
