The concept A three-story boutique property that opened in 2021 as one of the earliest voco hotels, in downtown Niagara Falls on the New York side of the border. No prior building history or conversion has been reported in searching, so it's logged as a straightforward new opening rather than under the renovation-plus-rebrand policy. It is entirely separate from voco Niagara Falls in Ontario, a 232-room conversion under the same IHG brand on the Canadian side of the Falls.
Dining & wellness Sēvā Kitchen and Bar, the hotel's on-site restaurant, includes a patio and rooftop bar.
Our take A small, walkable boutique stay a block from the Falls fills a gap in downtown Niagara Falls' hotel supply, which otherwise leans toward chain properties set further back from the water.

I stayed at this hotel with my wife and had a pleasant experience. The hotel looks very beautiful on the inside, with a clean and welcoming atmosphere. The rooms were a bit smaller than I expected, but they were comfortable and well-maintained. The service throughout the hotel was very good, and the staff was friendly and attentive. The restaurant staff was also very polite and professional. Overall, the property was clean, pleasant, and provided a positive experience.
Perfect location to stay if you are going to the Niagara Falls. We stayed for three nights and we walked to the Niagara Falls every day. They have a complementary breakfast(waffles, boiled eggs, yogurt, bread, bagels, oatmeal, cereal & fruit, coffee and juice) no meat. Rooms were clean. Service was good. Elevator makes a lot of noise when closing so it might be a problem during night time (but there is not a lot of traffic of people during the night so it’s fine). Overall, we were very happy with our stay! I highly recommend staying in the hotel
The lady Kristen I believe her name was at the front desk was awesome, very polite and friendly.
Downside for me for this hotel was that the AC was not working properly (they’d just replaced HVAC so maybe it was taking a minute), so it was hot in the room. There’s no free breakfast and no good tea.
Now the positives- again, Kristen was great! The location is good, it’s a 6 minute walk from the bus stop (for greyhound and flixbus and stuff), and about half an hour walk to Canada, a super easy walk.
There is also this guy Joe who lives nearby who does rides, at a cheaper flat rate than you’ll find for most Ubers and Lyfts. You can ask the front desk for his business card! He can take you around town for a much better rate, is super friendly, and his car was very nice and clean!
Just checked in and I was compelled to write a review immediately. Chris as the front desk was really warm and welcoming. She went above and beyond to help us with everything. The rooms are clean and the view from the balcony is pretty too. Glad to have choosen this hotel for our stay.
We had two rooms; one with no difficulty and one that had several problems. It had not been adequately cleaned before we arrived. We tried to contact the front desk and never got a response. Later that night the air conditioning became erratic and the temperature could not be controlled. Eventually we were moved to a different room. We didn't have any difficulty with it but it was certainly a hassle we didn't need. The last two mornings apparently one of the desk/kitchen people called in sick. The remaining worker worked extremely hard to keep up but it was very difficult. So all in all I would say the hotel was very short staffed. If it hadn't been we would have been fine with it.
