The place
Shell Bay occupies a 150-acre site on the Intracoastal Waterway in Hallandale Beach, a low-profile Broward County city between Hollywood and Aventura best known until now for Gulfstream Park's racing and casino complex.
The concept
Developed by Witkoff and PPG Development, Shell Bay is a private club community built around an 18-hole Greg Norman championship golf course, a 12-acre practice facility with its own nine-hole par-3 course, and a 48-slip marina with direct Intracoastal access. A single 20-story tower, designed by Kobi Karp with interiors by AvroKO, combines 108 branded residences with roughly 60 guest rooms and suites operated by Auberge Resorts Collection — the group's first property in South Florida. Vertical construction topped out in March 2026, with completion targeted for 2027.
Dining & wellness
The clubhouse program includes a fine-dining restaurant, an orchid garden, resort-style pools and a members' racquet club with all four Grand Slam court surfaces plus pickleball and padel. The Auberge-run hotel is described as extending the club's spa, dining and social programming to overnight guests rather than operating a fully separate restaurant and spa program of its own.
