The place
The resort sits on roughly 11.6 acres along Oak Creek at 115 Schnebly Hill Road, near Tlaquepaque Arts & Shopping Village and Sedona's uptown district, with views toward Bell Rock and the butte known locally as Snoopy Rock.
The concept
Senoa Resort & Spa is a new-build, low-density resort of freestanding villas developed by R.D. Olson, a nationally established hospitality developer, on a site the company describes as one of the last luxury hotel parcels Sedona's tightly restricted zoning will permit — the city has added fewer than 100 new luxury rooms in over two decades. The project was originally approved by Sedona's Planning & Zoning Commission in 2024 under the working name Oak Creek Heritage Lodge, then overturned on appeal by City Council before being restored through a settlement agreement in December 2024. It is now fully entitled and marketed to investors as Senoa Resort & Spa, but as of mid-2026 remained in fundraising, with no construction start date and no hotel operator or brand confirmed.
Dining & wellness
Planned facilities include a roughly 6,900-square-foot restaurant with a cocktail lounge and creekside patio seating, and a roughly 5,500-square-foot wellness spa built around Sedona's holistic-wellness draw, plus about 3,200 square feet of meeting space.
