Ebb Dunedin is an adults-only boutique hotel on Filleul Street, north of the Octagon, built from a bare plot of land that the Cazemier family bought in 2017. Architect Gary Todd designed the building around a central atrium garden.
The hotel lists 28 rooms; one source counts 27, including a two-bedroom suite.
Ebb sits on Filleul Street, north of the Octagon, two minutes on foot from the University of Otago and six from Dunedin Town Hall. The neighbouring 24-hour gym, Jetts, is free to guests, and a spa partner, Well + Being, is three minutes away.
Dunedin Airport is about 30 minutes by road. Christchurch, the nearest major international airport, is around four and a half hours away. Parking on site costs from NZ$25 a day.
The concept
The Cazemier family bought an empty plot in 2017 and commissioned Gary Todd to design a new building rather than convert an old one. The result has full-height double glazing, recycled concrete and a biophilic plan centred on an atrium garden with a retractable roof. An exterior mural is by the artist Simon Kaan.
The interiors are credited to Sydney-based Indyk Architects. They use natural stone and oak joinery in mostly monochrome palettes with soft green and brick red accents, which echo Dunedin's fin-de-siècle buildings and verdigris roofs.
Rooms share the same footprint, with upgraded fabrics and finishes on the top-floor Superior category. Underfloor heating, air conditioning, a minibar stocked with local snacks, Otago wines and pre-mixed cocktails, and Ashley & Co bath products are standard. Two rooms are adapted for wheelchair users, and the two-bedroom suite has gold-and-black bathrooms and a kitchenette.
Dining & wellness
There is no restaurant. Ebb-Cafe serves breakfast à la carte and light lunches, with an emphasis on organic, locally sourced food and carefully brewed coffee. It closes at 3pm, as does room service, which runs from 7am.
In the evening, guests take minibar drinks to the mezzanine lounge on each floor, which look over the atrium.
