Treehouse Hotel Brickell, with no confirmed opening date, is planned for a tower at 1 Southside Park, on a landscaped park with direct access to The Underline — the site has since been folded into the larger Mercedes-Benz Places Miami development, and construction was listed as underway with active residential sales as of August 2026.

Baccarat Hotel & Residences Brickell, targeting 2027-2028, is planned for a 75-story tower at 444 Brickell Avenue on a Miami River-front parcel at Brickell's northern edge, with direct water access and a private marina.
